Development Details

Placed in the heart of Matosinhos, over the seaport of Leixões. In a typical neighbourhood,
just 300m from the metro station and the main Matosinhos market. Presenting 15 pure
residential flats (from T0 to T3) that will reconnect you with the true Matosinhos spirit of
traders, sailors and industrial adventurous. All flats will have storage space and a car space
in the external area (except for the 2 T0s).
The projected finishings of this project will be high quality, linking traditional products with all
the modern comfort. The communal open area will have several green spaces around the
parking area. Two of the apartments on the ground floor will have private small gardens, the
other apartments on the first and second floor will have private terraces or balconies with
yellow granite floors.
The internal common areas will have marmorite floors through all the corridors and stairs.
The building will have an elevator that will access each floor. The basement will be strictly for
the storage, condominium room and walking access to the external area. The ground, 1st
and 2nd floors will all have 5 apartments each. The North and West facades will be kept
exactly as they are, though entirely renovated with thermal insulation and modern wood
double glazed windows. The East and South will be brand new construction. All the
structural work will be done in concrete. Roofs will be executed with thermal insulation,
onduline and traditional roof tiles.
The apartments will be accessed throughz security doors. Most the pavement will be with
multilayered wooden flooring, except for the kitchen, and bathrooms where it will be with
estremoz marble. The windows facing the old facade will have shutters, while the ones to the
new facade will have blinds in the rooms. All the apartments bigger than T1s will have one
master bedroom with ensuite bathroom with estremoz marble on the walls. Bathroom
appliances will be Flow series from Padimat as the water taps and shower fixtures. As for
the second bathrooms, the walls will be in micro concrete. All the other internal walls will be
painted double drywalls. All the closets will be lacquer painted.
The kitchens will be supplied with all the appliances for a daily use from Bosch brand (oven,
induction stove, fridge, dishwasher). The cabinets will be lacquer painted with estremoz
marble top. Each apartment will benefit from a small laundry space, just on the side of the
kitchen (Bosch washing machine will be supplied).
All apartments will be climatized with independent air conditioning units and the sanitary
water will be heated with heat pump.
The electric switches will be Efapel, Siza Vieira series.
